Gavel came down hard on Sunshine Coast

By Rhianna Forbes

Ray White Maroochydore’s inaugural auction event held at The Altitude Nine Function Centre marked a significant achievement in the local real estate market, drawing an impressive gathering of more than 150 people plus almost 400 online market watchers.

Demonstrating the strength of the property market, the event booked an outstanding 89 per cent clearance rate, as 16 out of 18 properties worth almost $16 million were sold under the hammer.

Agency Director and Auctioneer Dan Sowden said: “In my 20 years of calling auctions, I’ve yet to witness a clearance rate that surpasses what we achieved tonight. Selling 16 from 18 properties for an 89 per cent true clearance rate is exceptional. Fuelled by the some 619 buyer inspections conducted in the lead up, the event’s pace was exhilarating, with properties selling in rapid succession, completing the entire process in just two hours.”

The highlight of the evening was the sale of apartment 1005/1 Duporth Avenue, Maroochydore in the prestigious m1 building, which sold for $1,950,000 to an interstate buyer. Agents Pam Thomas and Sarah Olsen conducted more than 60 inspections during the campaign. The 184 sqm apartment, with stunning river and city views, was the object of a fierce bidding war among six registered bidders.

Another anticipated sale was the home of the owner of the renowned Rusty’s Mexican Restaurant in Maroochydore. Known affectionately as ‘Rusty’s’ house, the property at 34 Wurtulla Street attracted considerable attention, with eight bidders driving the price to a solid $900,000. The Brisbane-based buyers plan to make this their family home.

Agent Hayden Kehoe set a new record for duplex sales in Kuluin with the $813,000 sale of ⅔ Ghost Gum Avenue, Kuluin  Kehoe commented, “This sale has reset expectations for the house and duplex market in the region, surpassing the mid-$700,000s range typically seen for other duplexes.”

Ray White Maroochydore’s event not only showcased the robust demand for quality properties but also highlighted the agency’s leading role in the Sunshine Coast’s real estate sector.
