Teamwork makes the dream work at Ray White Maroochydore

When it comes to case studies in real estate, often the sale price is the hero of the story. In this case however, it’s the team behind the $1.3million sale who are the true heroes. 

When the owners of 16 Chardonnay Court in Buderim were looking to sell their beloved family home, the decision of which agent to list with began as a tough one, however as a team of exceptional and established professionals (a real estate agent, auctioneer, stylist, and property rental manager) came together, the decision all of a sudden became very simple. We sat down with powerhouse listing agent Pam Thomas who led the team that made it all happen. 

“When I met the sellers they were interested in Ray White Maroochydore because they knew that we could help them throughout their entire property journey. Not only were they looking for someone to sell their house, but they were attracted to the rental division within our office who could help them find a home to rent following the sale. Ray White Maroochydore is an established agency with a team that offers both sales and rental services to facilitate. However, we’re not just one office, our Coastal Living Network extends to 5 other Ray White offices on the coast, and the seller really valued this,” says Pam.

Owners of the Buderim home for many years, raising kids and creating lasting memories, the sellers knew that it was time to pass the property onto someone else to make memories of their own. In order to get the best sale price possible, both the sellers and Pam agreed that a stylist would make a world of a difference. With a mutual acquaintance, it didn’t take much for Pam to enlist the assistance of talented Jacquie Kittson from Serenity Home Styling.

“Another reason why the sellers wanted to work with us was because they loved the idea of styling which we believe made a huge difference to the result. Having both known Jacquie in different ways, it was an easy decision to work with her. The sellers had actually done an amazing renovation of the property that transformed it: with beautiful flooring and a new kitchen – elements that really lightened it up. The house had a great feel with two generous living areas, light-filled spaces, and a wine room, so it was a wonderful canvas for Jacquie to bring to life,” says Pam.

With a refreshed aesthetic, and keen marketing tactics employed by Pam and her team, the house was on the market and rapidly gaining interest. Following a staggering amount of enquiries, the day fast approached for Pam to work with Director and Auctioneer Dan Sowden to close the deal.


“We had 69 people view the property, which is a really brilliant campaign resulting in a lot of strong interest from both local and interstate buyers.  Although we had a few bidders registered, I was very conscious of establishing where all interested parties were at, in order to have multiple options if it didn’t sell on the day. We had a few registered bidders, and about 5 buyers hoping to secure the property post auction. The bidder who won was ultimately the strongest bidder landing at $1.3million. We had to negotiate to get her to this level to sell under the hammer, however she not only beat other bidders, but also post auction interest,” says Pam.

A house for sale in Buderim, offering 5 bedrooms, 2 living areas, outdoor entertainment space, and a pool on a 863sqm block, you’d be forgiven for assuming that the house sold to a family. This low maintenance Sunshine Coast property however captured the attention of a variety of interested buyers. 

“We originally thought that the house would sell to a young family, however there was no actual backyard to run in and parents wanted to watch their kids play from the kitchen, so it ultimately was rejected by big families due to lack of yard space. The buyer in the end turned out to be a lovely lady looking to downsize. Moving from a massive block in Buderim, the new owner is thrilled that she doesn’t have huge grounds to maintain, however still has enough room for all of her furniture!” says Pam.
