Sound Strategy Helps Maroochydore Townhouse Owners Live Their Dreams

The recent sale of a stunning 3-bedroom waterfront Maroochydore townhouse is the perfect example of the difference a good strategy can make. 7/50 Beach Parade, Maroochydore is located on the eastern corner of its complex, perfectly situated to make the most of the morning light and ocean breeze. This townhouse spans three levels, complete with a private courtyard, balcony, private master suite and office space. Properties like this don’t come up often and the buzz around the sale was intense.

We interviewed the listing agent Sarah-Louise Anderson, an experienced Sunshine Coast Real Estate Agent at Ray White Maroochydore, to see how she was able to achieve the number the sellers needed to make their travel dreams come true.

“They are a lovely couple. They’ve just decided to go traveling across Bali, Europe and New Zealand and the way that I look at selling your house is, if we can’t get you enough for you to move on and take the next step, then it’s a relatively pointless exercise, right?” says Sarah-Louise.

This driven mindset combined with shrewd strategy enabled Sarah-Louise to achieve a sight-unseen, cash unconditional sale of $750,000 for the townhouse. An impressive feat especially when the auction, 1-week prior, had bids of $700,000. 

Sarah-Louise explains the decision to pass on the auction bids; “We’re not afraid to pass properties in at auction if we feel like there is a better offer out there. So it was one of those things where we sort of went, okay, we’ve got people here that we definitely know will pay $700,000 for it. Let’s go to the market at $740,000 which is a number that you can go and live your dream life with and see how we go, which is what we did.”

The decision to tell the sellers to sit-tight paid off just 7 days later when the offer of $750,000 came in, a fantastic result when you look at other townhouses for sale in Maroochydore. Sarah-Louise also attributes this success to the strong marketing campaign that laid the foundations for this sale.

Sarah-Louise explains how digital marketing was able to attract an international buyer, “So when we’re talking about marketing, we need to be sure that you’re investing in the correct channels, that you’ve optimised for the right keywords, that the photography is strong and that your listing is on page 1, not page 10 of realestate.com.”

With so much talk right now about the changes happening in the property market in a post-Covid world and interest rate increases, Sarah-Louise remains confident in her approach to selling;

“It’s about the speed of reacting to the markets. For instance, we had another interest rate rise yesterday. So, within the space of 24 hours, people’s borrowing capacity has changed and there’s some people whose mortgages are going to go up by $1,000 a month. You have to be pragmatic and quick in your decision making to protect the value of your property. At the end of the day, it’s not about what’s best for us, it’s about what is best for the person selling the house… and if what’s best is to keep the property or rent it out, then that is what we will advise.”

For those still worried about the state of the Sunshine Coast Real Estate market, Sarah-Louise has these wise words to offer;

“There are still serious buyers out there. We had 47 inspections on auction day which proves that. Yes, the market is changing. Yes, it can feel scary. However, with the right marketing, with the right advocate, with the right type of photos, we’re still going to get fantastic results.”
