Call from the bathtub results in a sale that’s 20% over reserve!

While we can’t quite attest to the successful sale of $1.3million for 4 Deejay St Maroochydore (a whopping 20% over the sellers’ reserve) to a phone call from a bathtub, this is definitely a stand out memory for listing agent Jason Mills…. and, well, we made you look!

Although definitely something that the sellers and agent laugh about together, Jason being called from the bathtub was just one chapter in the story of this Maroochydore home sale. When we interviewed Ray White Maroochydore real estate agent Jason Mills, we discovered that it was in fact his vigilance and tenacity that led to such a successful sale (not a bathtub). 

With another desirable Sunshine Coast property sold to interstate buyers, qualities like vigilance and tenacity are essential to any agent, not only in their everyday dealings, but particularly when it comes to interstate buyers. Jason explains,

“… you always need to be extremely responsive as an agent. You need to be on the frontfoot so that you’re contacting interested buyers before they have to chase you up. This is particularly important for your interstate buyers. With the amount of challenges they face buying from afar, you need to make sure that you’re doing everything you possibly can to reduce their reasons not to buy. Interstate buyers find it really tough, so you need to be empathetic towards them and give them everything they need – as soon as possible! Things like building and pest inspections… get that done and you’ll fill the buyers with confidence… now the only thing they need to sort out is their money!” says Jason.

In addition to making the process easy for the buyers, Jason was just as focused on making the property as appealing as possible to all buyers. This meant giving the property a bit of a facelift to reduce the work required by the purchaser.

“We spoke about what needed to be done before the property could go to market. The advice I gave was pretty simple, but the owners listened to it to a T.  Small jobs were completed to ensure the buyer would only have small things to do… they painted the driveway, did some interior painting, glass cleaning and so on… all of these little details really helped, and it showed! Selling $250,000 over the reserve!” says Jason.

When asked about the importance of teamwork and trust amongst the sellers, listing agent and builder, Jason couldn’t stress it enough! 

“Trust is SO important! Because the sellers trusted us, we were able to achieve incredible interest in the property. Right from the get-go, they took our advice and put in the effort needed to present the property in an appealing way. If they hadn’t done this, we would have lost a lot of interest, particularly from interstate. Interstate buyers find it incredibly difficult to buy when the home needs a lot done… it’s just too hard to coordinate from interstate! A property presented well translates to more registered bidders, it’s difficult to quantify just how many – but i’d say it could be as much as 4, which included our successful buyer.“ says Jason

What we can quantify is the interest on the day. Drawing an impressive crowd to this attractive piece of Sunshine Coast real estate, the property saw 13 registered bidders, with 6 actively bidding on the day! As for the successful buyers, although an interstate purchase, it was definitely a family affair. Jason explains,

“They had their whole family there! They were videoing it all. One of our Ray White agents was on the phone with their buyer’s agent bidding for them… as the buyer’s agent represented the interstate buyers… who could watch the live feed via their family’s video! It was quite impressive and wonderful to see everyone rally together!” Jason says

As for the auction led by Ray White Maroochydore Auctioneer Dan Sowden, the impressive sale price achieved was a long way from the opening bid. 

“The bidding started at $850,000 and it went pretty quick, however once it reached about $1million it slowed down and left 3 bidders fighting it out until a sale was achieved at $1.3million.” Jason says.

Jason and the Ray White Maroochydore team couldn’t be more thrilled for the sellers who treated the team like family! And if we’re going to mention bathtub calls as a stand out from the sale, then we can’t go by the dozens of delicious empanadas delivered to the team – now this we’ll be remembering for years to come!
