Your Autumn Home Checklist

The balmy Summer days are starting to wind down, and the air has certainly gotten a little bit crisper on the Sunshine Coast, but that’s no excuse to slow down on your investment goals.

The change of season offers a great opportunity for your investment property to attract the interest of potential tenants using this time to move. If you are currently in between tenancies or even simply a home owner looking to make some improvements, there are a few items that should be at the top of your Autumn to do list:

1) It’s Gutter Time
Believe it or not now is the perfect time to have your ‘mind in the gutter’. Cooler weather brings rain, so inspect the roof for any weak spots or leaks that could create issues later down the track.
Make sure all the guttering, pipes and down spouts on your property are up to scratch. Faulty pipes can cause water damage to your property’s exterior, so check for rust and corrosion, and clear out any built-up debris.

2) Safety check
It is vitally important to remember that heaters and fireplaces are very dangerous fire hazards during the colder months, so equip your property for the risks by inspecting smoke detectors. Think about installing a fire extinguisher and tuck it away somewhere discrete and accessible, like under the kitchen sink or in the pantry. You never know when your family may need one, better safe than sorry.

3) Seal It Up
There’s nothing quite like heading home to a warm, dry and cosy house,  tenants on the hunt for their new home will be keeping this in mind as the weather cools down.
Mould and dampness are not easy to get rid of once they’re established, so prevent these problems before they start. Check external doors and windows for gaps, cracks or faulty locks. Seal cracked windows and door frames to block damp and cold air from entering the house. Simple measures like this stop the heat escaping and can even save a few dollars from the energy bill.

4) Clean It Up
Who says that Spring is the only time to clean out your rental property? Gardens often become tatty during the cooler seasons, so prepare the greenery now by weeding and replenishing the garden beds, to ensure you will be blooming come Spring time!
