Worth the wait!

Location, size and uninterrupted river views, what more could you want!

It’s exactly the reason agent Jeff Uebergang says the beautiful three-bedroom apartment located at 13/136 Duporth Avenue sold on the 15th of July for $650,000 after just 10 days on the market.

“It was a deceased estate, which tends to attract a lot of interest as buyers know there is usually a fair bit of motivation to get a result,” says Jeff.

Tightly held by the previous owners for 22 years, the beautiful north-facing apartment, located in arguably one of the most sought-after locations in Maroochydore, ticked all the boxes for the astute buyer looking to enjoy relaxed riverside living.

“A big three-bedroom unit, in a small complex right on the river with its own private jetty and five minutes from the heart of everything, made it a pleasure to sell,” says Jeff.

Originally listed with another agency, Jeff says it was a matter of patience and experience that eventually led to the successful sale of this property within ten days of listing with Ray White Maroochydore.

“When I spoke with the family almost a year ago, I knew I was competing with another agency who they decided to go with initially,” says Jeff.

However, after several months on the market, they had failed to get the owners a result.

“To be honest, I knew the property may have been over-valued initially by their listing agent & that the owners might have difficulty selling at that price,” says Jeff.

“I also knew the market was buoyant and I knew it was a quality property that would sell, so I stayed in touch and called the vendors every few weeks to see how the sale was progressing.”

Affer seven months, the owners listed the property exclusively with Jeff & they had a result within one week.

“I took over the sale, listed it and had three inspections in the first 72 hours, with two of them going into competition straight away. In fact, I had someone who was twenty minutes too late. I had basically three offers in one week and all would have bought it,” says Jeff.

“Without even taking it to the market, I was able to introduce 40 buyers to the property straight away from our database. That is exactly what happened. All these people were there, I just needed the opportunity.”

The proud new owners, a couple from Western Qld who are looking forward to a sea change, are delighted with their new home.

Everyone who walked through the property are planning on moving to the Sunshine Coast in the future,” says Jeff.

“There is enough room for the kids and grandkids to stay, plenty of room to entertain on the large balcony and they can keep their boat or kayak at the private jetty out the front.”

Amazing what can happen when persistence and passion combine!
