The importance of presentation when selling

It’s no secret the Sunshine Coast real estate market is red hot right now, but according to Ray White Maroochydore agent Sarah-Louise Anderson, presentation is key when it comes to selling your home quickly and at the best price point.

Having recently sold a stunning property at 41 Tinnanbar Terrace at Sunshine Cove in Maroochydore in just six days for an excellent price, Sarah says it’s the little things that make all the difference.

“It sold in six days for $615,000. For a three-bedroom home in that area, that is a pretty positive result,” she says.

“One of the trends we are noticing at the moment that is making a big difference in price points is having the home presented correctly online with professional photography and editorial that really captures the essence of the property.

“We made sure the presentation was in line with the quality of this home, which I believe was partially the reason it sold so quickly and for such a great price.”

Located in beautiful Sunshine Cove, with a high-end build, the three-bedroom, two-bathroom property with internal courtyard and front patio was beautifully presented, so it came as no surprise to Sarah-Louise that the home would attract a great deal of attention as soon as it went online.

“We went through and made a few changes but the owners had nice high-end furnishings and it was nicely styled with lots of greenery throughout the house,” says Sarah-Louise.

“We had only listed it on our internal website at raywhite.com and were in the process of listing it on realestate.com when it sold within six days. We had seven inspections within that timeframe and the new owners walked in and just fell in love.

“It says a lot about the size of our local database and how we manage our buyers, our system really works.”

And while Sarah-Louise says no one has a crystal ball, given the strength of the current market, when it comes to selling your home, she says now is the time to make a move.

“My recommendation to sellers thinking about doing something in the next 12 months or so is to perhaps think about bringing it forward, because at the end of the day we don’t know what’s around the corner. Things can change fast, last year really proved that,” says Sarah-Louise.

“However, while we are in a strong market right now and we are breaking price records, the ones that are selling quickly and for the correct price are the ones that are marketed correctly online, so make sure you capture your home at its absolute best.”

When it comes to buying, her advice is clear.

“If you like something, action it straight away, the market is moving so fast, if you don’t you may miss out!
