Teamwork Makes The Dream Work – One Agent’s Seller Becomes Another Agent’s Buyer

Most of our property sales end with a happy seller and a proud new owner, but when one of Ray White Maroochydore’s sellers also becomes a buyer, our client has not one, but two reasons to be happy! We sat down with Sunshine Coast Real Estate Agent Rowan Woodbine to chat about his sale of 26 Dune Vista Drive for $1.45million, and how he worked with colleague Reuben Park to coordinate a seamless sale for both of their properties.

Representing his clients in the sale of their family home, Rowan also assisted the owners in finding their perfect new home for the next stage. This home just so happened to be a Sunshine Coast property that his colleague Reuben Park from Ray White Maroocydore was selling!


“The owners were looking to downsize so we were trying to find something that was suitable for them while we prepared the property to go on the market. It really came together quite perfectly as Reuben Park had a 3 bedroom, 2 bathroom, 2 car, ground floor apartment in Birtinya that was right on the water and absolutely perfect for them! Being in the office together meant that we were able to organise a subject to sale agreement for my homeowners to buy the apartment. Being subject to sale allowed us to control the auction campaign, the dates they wanted, and also provide that reassurance to Reuben’s clients that they were serious about selling and would get it done.” says Rowan

Understanding the challenges of downsizing, Rowan was pleased to have organised a deal with his colleague that would ensure a transaction that was as smooth and stress free as possible.

“With the hot market we are in today, downsizing and finding the right home can be extremely worrying and challenging for buyers. Having the team come together for them meant that from start to finish it was smooth sailing. It felt great to know that they weren’t stuck in the buying process, and that we achieved the best result possible for them, to enjoy their retirement with as much in their back pocket as possible.” says Rowan

The best result possible indeed! Selling for $1.45million, this property received some strong interest early in the campaign, receiving offers at around $1.3million. As tempting as this may have been for the sellers to accept, they trusted Rowan and the auction process, and decided to stick out the 4 weeks through to auction day.

“We ended up with 5 registered bidders on auction day, both on the phone and in person. The auction was going well, and we called it on the market at $1.42million, so $70K above any of the offers that had come through prior to auction. It came down to a phone bidder who had arrived on the day and a buyer who had come through almost every open home for the past 4 weeks. Both were seriously bidding in $1, $2, and $3K increments, pushing all the way to $30K above when we called it on the market, to achieve a sale price of $1.45 million, sold to the local buyer who had visited multiple times.” says Rowan.

Pleased to be selling Dune Vista Drive to a family from Maleny looking for a sea change, according to Rowan, the family truly couldn’t have picked a more desirable location.

“Anywhere East of Nicklin Way is very desirable right now. It’s only a small little pocket that has easy access to the beach. The house is a single level block, and all you have to do is walk along to the end of the street and you have beach access. Being by the new Bok beach precinct also means that you have all of the amenities that go with it.” Rowan says.


At the end of the day it was quite an emotional sale for the original owners as well as the new ones, and Rowan couldn’t have been more honoured to be a part of the sale.

“Being in the middle of the two parties at different points in their lives was quite special. The original owners bought the block off Kawana Estate, they then built the home in 92 and extended it, so they have been the only owners ever, which made for quite an emotional day. Then on the other side were the buyers from the Hinterland coming through every single open home over the 4 weeks… and I felt myself getting emotionally involved with them because of this, hoping that it would all come together for them on the day” says Rowan.
