Success Story – Lot 1/7 Philipp St, Maroochydore

By Dan Sowden

Lot 1/7 Philipp Street, Maroochydore
Sold for $795,000 on 22 June 2020

Location, location, location!

A near new, waterside property, with room for all the toys, no wonder the competition was fierce on auction day for this stunning four-bedroom home in Maroochydore.

Perfectly located opposite the Maroochy River and just a short stroll to Picnic Point and Maroochy CBD, it ticks all the boxes when it comes to easy Coastal living.

“This property had great appeal to people who are into water sports,” says agent Pam Thomas.  “Whether it’s paddle boarding, boating or kayaking, the house was built with lots of storage underneath, and it’s just so close to the river.”

With all the appeal of a waterside unit, with the added benefit of being a stand-alone duplex, this property was particularly attractive to those wanting to downsize and enjoy the convenience of the central location at an affordable price.

“To buy a nice, spacious unit on the water at Maroochydore, you are looking at paying at least mid $700,000s, right up to up to $2.5 million,” says Pam. “This property is in the zone, it’s walking distance to the Big Top and Ocean Street and for those who prefer stand-alone living, it’s everything you could want in retirement,” says Pam.

Having been on the market with another agency for 12 months, the owners were motivated to sell.

“We sat down with the owners and suggested a four-week auction campaign with top positions on Realestate.com.au, Domain.com.au and Raywhite.com.au and professional photography and property staging,” says Pam.

Attracting 72 buyer inspections throughout the campaign, and plenty of interest from those wanting to secure a piece of the tightly held Maroochydore market, the property sold under the hammer for $795,000 on the 22nd of June.

“We had really good competition on the day, with very active bidders who fought it out to the end. Just when we thought someone had sealed the deal, the other bidder came in again. It was a great auction,” says Pam.

“We achieved a great result and very quickly, the owners were over the moon.”

The proud new owners are delighted with their new home. Having previously purchased a waterside unit to enjoy their retirement, the water enthusiasts discovered community living was not for them, so the appeal of a near-new modern home, so close to the water sealed the deal for them.

According to Pam, with a shortage of properties on the market and competition among buyers at an all-time high, now is a great time to sell.

“We had more than 60 people through an entry level unit in Alex last week, which sold before we even had our first open home,” says Pam.

“I think the current market, combined with the pull of being part of the Ray White Network really gets results.”
