Five days. That was all it took to sell this stylish, three-bedroom urban-style home in beautiful Sunshine Cove, Maroochydore.

Tucked away in a quiet laneway, overlooking the serene waterways and nature reserve, yet just minutes to the vibrant Maroochy CBD, it’s not surprising the quality home attracted a huge amount of interest from the moment it hit the market.

“The home was built as a forever home by the original owners, but they built another home and fell in love with it, so decided to sell,” says agent Sarah-Louise Anderson.

“It went up for sale on a Tuesday and it was sold by Saturday. We had in excess of 40 people through the first open home, with two offers within two hours.”

Set on a generous block, in a highly sought-after street, with a spacious backyard, the modern home was built with a New York loft-style design in mind. Built over two levels and boasting two separate living areas, the simplistic, open plan design, combined with top quality finishes as well as an abundance of natural light were just some of the features that made the home so appealing to buyers.

“The home is set on a fan-shaped block with quite a substantial backyard overlooking a nature strip while the northern aspect of the property ensures warmth in the cooler months with wonderful breezes throughout the Summer,” says Sarah.

“It’s also a very owner-occupier-style home, with special features that are not your standard such as stone benchtops, butler’s pantry, beautiful bathrooms and high-end fixtures and fittings.”

Big enough for a young family without blowing the budget, or perfect for those wanting to downsize, Sarah said the home attracted a lot of empty nesters as well as families wanting to be close to the Maroochy CBD.

“The proud new owners are a couple who have lived in their home at Mooloolaba for 25 years. They raised their family there and are now empty nesters so were looking to downsize but without sacrificing style and comfort. They walked into the home and fell in love with it straight away,” says Sarah.

So what are the secrets behind such a quick and successful sale?

“A lot of it had to with the marketing. We had an editorial-style shoot, which really worked to showcase this property,” says Sarah.

“Most importantly, the buyers were the target market for this home, which is testament to  how quickly you can sell a property if you market it to the correct audience.

“In addition to this, the vendors relinquished control and allowed us the freedom to do what we needed to do to sell it.”

Having downsized from a large family home, the new owners are delighted with their new low maintenance home and easy lifestyle choice.

“Being predominantly an owner-occupied street, there is a wonderful community feel within the area,” says Sarah.

“I dropped in to see the new owners recently and they are just loving their new lifestyle. They are over the moon.”
