Maroochy Waters the place to be, as house sells for over $1.2million!

It’s no secret that the Sunshine Coast market is attracting plenty of interstate interest, but what’s really fascinating is to see which pockets are the most desirable to live in for interstate buyers and locals alike! The high levels of demand for 27 Broadsea Avenue Maroochydore came as no surprise to Sunshine Coast real estate agents Natalie Tink and Mitch Sinclair as they sold yet another family home in desirable ‘Maroochy Waters’.

“Both ourselves and the owners were absolutely chuffed by the sale of this house. On the day of the auction we had a crowd of over 30, with 5 registered bidders looking to make this house their new home. In the lead up to the auction we had received multiple offers, however the owners decided that they wanted to continue with our strategy and run it all the way through to the auction – and we’re all glad that we did, achieving a sale price of over $1.2 million!” says Natalie.

While the location and marketing strategy ensured interest in the home, the charm it offered cannot be overstated.

“Even though it was positioned two blocks back from the river, you could still feel the river breeze from the front deck. The property felt spacious and was full of opportunity with a decent size land, corner block, room for a pool and only seconds away from the water. It was such a beautiful property” says Natalie.

As local area experts, we asked Natalie to summarise why is it that buyers are so eager to call ‘Maroochy Waters’ home.

“There is loads of interest around Maroochy Waters, especially from interstate because it’s so different from any other part in Maroochydore. You’re out of the hustle and bustle, but still close enough to everything needed. It’s a relaxed lifestyle and a unique community, it really isn’t like any other areas in Maroochydore… you’d walk down the street and everyone would say hello to each other! Some of the people who live in the area have been there for thirty years, they’ve raised their kids there and have become a part of a close knit community. There’s a reason it’s so tightly held and that is the people” says Natalie.

Given the appeal that the property offered, agents Natalie Tink and Mitch Sinclair were very confident that the auction method would lead to the best outcome for their clients.

“As a spacious corner block situated in Maroochy Waters, we knew that an auction was the way to go. Attracting lots of interest on, we also focused on a strong social media marketing campaign across 4 weeks, leading into the auction. The property gained steady interest the whole way through, with a lot of interstate interest and both in person and virtual walkthroughs” says Natalie.

Selling to a buyer from South Australia, after holidaying here as a family for 25 years, they were thrilled to be able to finally make the sea change and call the Sunshine Coast home. Moving on from 27 Broadsea Avenue, the sellers are excited to start their next chapter, upsizing to a larger home to accommodate more family members. As for Natalie and Mitch who value vendor relationships above anything else, they were honoured to be a part of this process.

“The connection that we made with the owner was so special. Her husband worked FIFO, so we got to form a beautiful bond with her and worked really closely with her. After the sale of the house, we actually got to assist with the purchase of another property at auction the following week. Being able to “hold her hand” through that process, and knowing that the sale of their Maroochydore house was able to make that happen, really was a highlight for me. They were lovely clients who we look forward to staying in contact with” says Natalie.
