#LandlordAdvice: Pest Control

At Ray White Maroochydore, we pride ourselves on the knowledge and skills with which we are equipped to manage your investment. We’ve decided to share our #LandlordAdvice with you so you can have the smoothest experience as a property investor. First up is pest control.
As we are in the midst of the Summer months, we have had reports from tenants of increasing amounts of pests. Pests love to breed in warm and wet weather, which makes them very prevalent during Australian Summers. An example of a pest problem we have seen is ants getting into air-conditioning units and destroying them. This can end up being very costly for the property owner.
A general pest control is the responsibility of the property owner to complete once a year if the tenant requests this. However, if you have the property fumigated before a tenant moves in, they are responsible to have this completed when they move out. Also, if you or the tenant has kept pets the property will require a flea spray too. The good news is that the costs associated with pest control are a tax deduction for you.
