Going, going, gone: Tightly-held Maroochydore waterfront unit sold

Located along one of the most exclusive waterfront streets in Maroochydore, the auction of 4/2 Duporth Avenue saw a tightly held apartment block achieve an impressive sale for one of its units at $875,000. We sat down with the listing agent from Ray White Maroochydore, Keegan Sutton, to learn more about the sale of this tranquil waterfront property.

“We knew right from the get-go that this apartment would be a popular one – just from the address you could tell that it would be a special one. Because of its location the apartment was privileged with sweeping views of the ocean, across to the shores of Cotton Tree.” says Keegan.

You don’t have to understand the Sunshine Coast property market to appreciate the prime positioning of this apartment. Perched on water’s edge, the Maroochydore unit is proximal to Cotton Tree beach, local dining precincts, the Sunshine Plaza, and the developing CBD, tickling the fancy of owner occupiers as well as investors.

“The unit was in one of the most tightly held complexes, in a niche pocket of Maroochydore. Hidden and quite private with all of the benefits that the central location offered, we knew that it would gather quite a bit of interest… and it did! Our inspections saw around 40 groups through the apartment, and attracted a variety of buyers looking at the property for many reasons.” says Keegan.

The location wasn’t the only drawcard of the property, for those seeking a two bedroom Maroochydore apartment for sale, this open plan waterfront apartment offered multiple benefits to buyers.


“The layout of the apartment really allowed the waterside lifestyle that people were looking for. The open plan living area had light that flooded in from the balcony and its wide windows. Buyers could really see themselves relaxing in the space, taking in the tranquil views from their kitchen, dining or living area. As for the balcony, it was the perfect setting to enjoy a sunrise coffee!” says Keegan.

Recommending that his sellers pursued an auction campaign to achieve the best result possible for their Sunshine Coast waterfront apartment, the property went to auction on Saturday 4th June. Keegan, alongside auctioneer Reuben Park, stood confident on the day with six registered bidders ready to put their best foot forward.

“The bidding started at $700,000, and was pushed right up to $800,000 where it paused. It was really interesting because we had three active bidders who were battling it out initially. When we paused however, a registered bidder who had shown a lot of interest in the property but was yet to bid, then came forward when the property was on the market for $860,000. This bidder ended up being the successful buyer at $875,000 when the unit sold under the hammer.” says Keegan.

Purchased by locals, Keegan was thrilled that the couple secured the property after searching for the right one for quite some time. As for himself, achieving a sale price $175,000 higher than the starting bid left this Sunshine Coast real estate agent feeling very satisfied for his valued clients.

“I was so happy with how the auction went. I believe that the sale price sat well within the higher bracket of what the market dictated for the location and type of property, and I am so pleased to have achieved that result with my sellers.” says Keegan.
