92 inspections lead to $1.92 million sale

Every time we sit down with Ray White Maroochydore real estate agent Pam Thomas, we know that the property is going to be a special one, and today’s case study is no exception. Riding the highs of the Sunshine Coast real estate market, we’re all too aware that waterview apartments don’t remain available for long. So when a gem like 804/6 Wharf Street in Maroochydore came onto the property market, there’s no wonder why such a large crowd showed interest; and with 92 inspections, an exciting auction was on the horizon. Little did the sellers know that they were about to be given 1.92 million reasons to sell.

Listing agent Pam Thomas shares why the property generated such interest. “Everything about the property was special, but its layout is what was the most attractive. It’s just such a spacious apartment! It can be very difficult to find a three bedroom apartment in Maroochydore that has such a fantastic sized living area. Many apartments with a view are long and narrow, whereas this apartment had the width and breadth that allowed you to really appreciate the view.”

Perfectly located in the heart of the Sunshine Coast, this Maroochydore apartment’s position makes for prime beach, river, and hinterland views.

“The property had million dollar views. You could actually see where the ocean met the river, so you get both river and beach views looking out across Cotton Tree. The master had sweeping views of the water, while still enjoying a huge walk-in wardrobe and a massive ensuite, which is rare in an apartment. Towards the rear wing, housed the other two bedrooms that also had balconies overlooking the other side out to hinterland views.” says Pam.

No stranger to getting the best possible sale price for her vendors, Pam recommended her sellers proceed with an auction approach to sell the property. It wasn’t long however before Pam received offers prior to auction, but as an expert Sunshine Coast real estate agent she knew that the winning combination of a hot market paired with the undeniable allure of the property, an auction was still the way to go.

“We had 92 inspections, with multiple email enquiries, numerous phone calls, and 2 offers prior to the day of the auction reaching $1.8million. I think that a lot of agents would have encouraged the sellers to take the $1.8million but it was great that they waited to sell at auction, and the trust they put in us really paid off. In fact, the sale price broke the record for that sized apartment in the building – and it’s a huge building!” says Pam.


With 92 inspections, 2 offers, and 5 registered bidders, there was no question as to whether it would be an interesting auction or not. When it came to what amplified the excitement to the air, however, Pam attributed this to one man, Auctioneer and Director of Ray White Maroochydore, Dan Sowden.

“Dan was fantastic! He already had a great relationship with the sellers and was really excited on the day. Any energy in the air was made electric by Dan’s excitement throughout the auction – it was a very well attended and a buzzing sale!” says Pam

With the buyers expressing interest in the Sunshine Coast property from the get-go, Pam was overjoyed that they were the successful new owners. 

“We were thrilled that the couple who were the successful buyers, were ones who had put in an early offer. The buyers are from Brisbane and this is their second ever purchase, with their last purchase back in 1976! They just love the apartment and have purchased it with the view to retire up here, looking out over their stunning views.” says Pam.

As for the sellers, having worked with Pam twice before, they knew exactly what to expect from this experienced agent and were thrilled with the sale price. “I had worked with them twice before, so they truly are repeat customers, and I value our relationship dearly. They have been local for quite some time now, however are relocating to Palm Cove to be closer to family and I’m so pleased to have played my part in helping them facilitate that move.’
