Boys, Toys, and High Sale Joys!

By Dan Sowden

We at Ray White Maroochydore have seen a few man caves, workshops, footy shrines and boat sheds in our time. When a premium property with a highly functional layout, exquisite design, prime positioning, and of course room for the boys’ toys comes on the market however, interest in our office piques! Fortunately for the sellers, they chose to work with elite Ray White Maroochydore real estate agent Pam Thomas to see interest from buyers pique too.

Selling at $1.95million, with elevated top story views of the ocean, it’s easy to see how the property of 43 Yorlambu Parade in Maroochydore achieved such an incredible sale. Premium finishes and design features such as the expensive statement staircase, high polished concrete floors, and unique stone kitchen benchtops all added to the allure of this house, however the property is also highly functional for anyone who lives there.

“The house was built by the owner, and you can really understand the amount of consideration he put into the design. The functionality designed in the house makes it highly desirable… It has a surveillance system, ducted air conditioning, a steam and conventional oven, two dishwashers, a separate media room, a huge butler’s pantry and laundry, a fantastic alfresco dining area and retractable awning that can shade the pool.” says Pam.

Interested in this Sunshine Coast property were also downsizers, looking for ease of living and low maintenance.

“The house consumes most of the block, so the property is very low maintenance in terms of gardening, there’s not a lot of grass which easily makes it a ‘lock up and leave’. It’s obviously two storeys, however the other great thing about the plan for downsizers is that the master is on the ground floor, so the owners don’t really have to go upstairs unless they have visitors!” says Pam.

In the end, what really piqued the interest of two buyers who made cash unconditional offers on this Sunshine Coast real estate, was the smart, state of the art garage design. With its high ceiling, it easily fits 4 cars on the ground as well as more above, thanks to a hydraulic lifter to double stack cars!

“This garage is extremely unique! Aside from how many vehicles it could fit, the opening to the garage was even designed with the height to fit a van or boat! If that wasn’t enough, there is another gateway that could be used for a tinnie or trailer… as well as another two on site car parks! Definitely room for all the boy’s toys!” says Pam.

Designed by a car enthusiast, and sold to a car enthusiast. These boys were happy! But let’s not forget the essential role of the feminine touch! Selling at an impressive figure, Pam strongly believes that what got this property (and gets any property) over the line is the crucial role of home styling.

“I believe the styling really made a huge difference. It’s the reason we got to where we did. Styling plays a pivotal role in interested buyers being able to visualise themselves within the build, and create a sense of ‘home’, I highly recommend this to all of my sellers.” says Pam.
