Bli Bli home sells under the hammer for $103,000 over reserve

Achieving a result of more than $100,000 over the reserve price on this Bli Bli property at 24 Waterview Crescent came as no surprise to agent Jason Mills.

“The uniqueness was it’s easy access to the water,” says Jason. “It’s tucked away in a little niche area in Bli Bli, just one of two dozen homes in the block.

“It is also a big block and close to everything, which was very appealing.”

But apart from its close proximity to the water, generous block size and potential for further development, Jason says the current speed of the market is resulting in excellent results across the board for vendors and a need for buyers to act fast!

With excellent numbers through the property throughout the campaign and five registered bidders on the day of auction, Jason says he knew competition would be strong for this property.

“We started strong, with really good numbers through and we felt we had met all the strong buyers towards the end of the campaign,” says Jason.

“We had five registered bidders on the day and we had earmarked two or three who we knew would be the leading contenders.”

Bidding started low and climbed quickly as expected, with a young couple in the lead until they were outbid by a neighbour who then lost the auction to a young man who was delighted to become the new owner.

“It was a cracking auction,” says Jason. “The young couple were going strong and then they ran out of legs. Then all of a sudden a neighbour from two doors up jumped in on the action until it finally sold to one of the original bidders at $623,000, $103,000 over the reserve price, which was an excellent result.”

With such a buoyant market on the Sunshine Coast, Jason says the pace of sales is not looking at slowing down any time soon and advises prospective buyers act fast or miss out.

“My advice is to build relationships with agents, receive alerts for new properties going on the market. Buyers need to be ready or the speed of the market will catch them out.”
