Another great result in Maroochydore

A combination of perfect timing and the right market was the catalyst for the owners of 19 Eliza Way, Maroochydore to list their investment home recently.

Selling under the hammer for $890,000 on the 12th of July, agent Rowan Woodbine says the auction delivered an excellent result, which will enable the young couple do pursue their dreams.

Rowan met with the owners four years ago to give them an updated appraisal on the home when they decided to rent the property out through the Ray White Maroochydore office.

Having done major renovations to the home, and with other interests they wanted to pursue, they met with Rowan to make some decisions around selling the property, especially given the current market and their timing could not have been better!

“They had some things they wanted to do in their personal lives, so we felt it was the right time to pull the trigger,” says Rowan.

Situated in the heart of Maroochydore, with a stunning open plan design that flows from the living area to a private alfresco and a great back garden that opens to a park, this home ticked all the boxes for families, so competition was always going to be fierce.

Beautifully presented with new roof, extensions through the living rea, new kitchen and bathrooms, new carpet, and paint, plus a built-in outdoor kitchen, the home certainly had the wow factor.

“They also had the best tenant ever,” says Rowan. “She kept the property really well and had great style and presentation so that really worked in their favour.”

Given the wide audience for this home, the owners took Rowan’s advice to take the property to auction for the best result, and it certainly delivered.

“We were getting offers throughout the campaign around the $800,000 mark, but the owners stuck with me through to auction day and we ended up with 15 registered bidders and it sold for $890,000,” says Rowan.

In fact, one of the bidders on the day originally made a prior offer of $772,000 and went to $880,000 on auction day, just narrowly missing out on the home.

“We see this happen a lot when bidders are put into competition at an auction. It extends their sense of value and their budget,” says Rowan.

The sun was out on auction day, drawing a large crowd, with six of the registered bidders seeing the property for the first time on the day.

Although things were a little slow to start, it wasn’t long before the five remaining bidders jumped into action, fighting it out to the end.

“Everyone was a little nervous to begin with, which is to be expected,” says Rowan. “Bidding started at $700,000 and it rose quickly from there.”

It was a local young couple expecting their first child who sealed the deal on the day and they couldn’t be more excited about starting their future in this beautiful home.

“They had been looking for a family home for a while and with a baby on the way they are delighted to have the great backyard and park right there, it is absolutely perfect for them.”
