Signed, Sealed and Delivered. How a Handwritten Note Turned into a $845,000 Sale

“I sent the owners a handwritten letter reaching out to them. I didn’t want to just drop advertising material in their letterbox, I identified the value in their property so I wanted to let them know in a personalised way that I was here to discuss how the market is going and what kind of options they’d have if they wanted to sell. As it turned out, the owner lives in New South Wales and her daughter was living in the apartment with her husband. They were looking to purchase something further North on the Sunshine Coast and she saw value in selling now while the market is hot” says Alicia.


Keen to help the owner’s family find their new home, Alicia offered to support them first on their buying journey.

“I got to know the sellers through helping them bid at an auction first. Unfortunately they were the under bidders at that auction, however they then successfully purchased a home further North that they are going to renovate themselves. It was wonderful to guide them through the process of finding their next home, and it also gave me the opportunity to show the owners how I represent my clients, and the work ethic that I carry” says Alicia.


Impressed with Alicia’s professional conduct and personal care, the owners engaged Alicia to sell their Cotton Tree property. Carrying out a well planned marketing strategy, with multiple inspections and virtual tours for interstate buyers, Alicia wasn’t surprised by the amount of interest that this perfectly positioned property attracted.

“The property is located in Cotton Tree, which is a stunning and desirable location to anyone interested in property on the Sunshine Coast. It’s only two streets back from the beach, and is walking distance to close by cafes, shops, restaurants, the bowls club, surf club, and the Sunshine Plaza. We had a combination of local and interstate interest and we weren’t surprised at all with the amount of interest the property attracted. Our marketing campaign worked well, with multiple enquiries and inspections from RealEstate.com.au and our Ray White Maroochydore website” says Alicia.

Like most of the Sunshine Coast real estate market, this property not only attracted interest from locals, but from interstate buyers as well. Much like the vast location that the buyers came from, so too was there a wide range of demographics that the interested parties represented.



“Because of the type of property and its location, the buyer demographic was quite varied. From older couples, to single parents, and young families, the property appealed to all. The owners had done some work on the apartment so it didn’t need to be renovated, however it definitely held the opportunity for an upgrade and for the buyers to make it their own if they wanted to. We’re seeing a lot of people looking to “flip” properties and this one definitely attracted a few looking to renovate the apartment further, live there for a bit, and then move on.”

With 4 registered bidders on the day of the auction and the property selling for $845,000, both the buyers and sellers couldn’t have been happier with the outcome.


“The buyers are a young family. They love to surf so they are extremely happy being so close to the beach. The purchase was not only a lifestyle choice for them now, but also an investment for their future. They are going to do some renovations and then find something bigger and on the beach to move into in a couple of years. The sellers were so happy with who the sale went to, and were over the moon with the result from the auction. The money from the sale will help the owner move further north in a few years to be closer to her daughter. It meant so much to me to be able to help two families move onto their next stage in life… and to think that it all started with a hand written note is pretty special!” says Alicia.
