Service Is Key – Agent’s Dedicated Approach Leads to a $1.03 Million Sale

For Ray White Maroochydore real estate agent Niall Molloy and his associate Ari Whisson, the sale of 72/20 Beach Road in Maroochydore for $1,030,000 is another example of how far exceptional service can go when chasing a lucrative sale for their clients.

The second team to be assigned to the sale of this Sunshine Coast property, the sellers initially entrusted their rental agency with the sale of the property. Following a few months on the market with no inspections from their last four open homes however, the seller’s were left feeling directionless and nervous. Reaching a point where the sellers felt underwhelmed with their current Sunshine Coast real estate agent, they decided to reach out to Niall.

“The sellers had come along to our last auction across the road from them which sold for a record price. Unfortunately at the time they felt as though they weren’t being prioritised from a service perspective, so wanted to explore other agencies. We provided them with an auction strategy that was very structured, and gave some clear presentation tactics, providing a method of sale and a marketing strategy that ensured lots of online views and people through the property. We gave them back their confidence on the marketing and selling at the time” says Niall.

A top floor, North-East facing, modern 3 bed, 2 bath, 2 car apartment with fantastic water views and central positioning, this Maroochydore apartment offered what many were looking for. But, as many great real estate agents know, selling a property is all about how it is presented to interested buyers, and after sitting on the market for months with no furniture, Niall decided that it was time to engage the services of Jacquie Kittson from Serenity Home Styling.


“The first thing I advised the sellers to do was to get the property fully staged, so we made use of Jacqui Kittston’s talent to fully deck the place out and ensure that the spaces were maximised. Some of the feedback we’d received previously was that some of the bedrooms were a bit on the small side, so by getting proper beds and bedside tables, we easily overcame that by showing how the space could be utilised” says Niall.

Always working on the assumption that a nice looking apartment won’t sell itself, Niall’s team did what it took to sell the property at the figure it deserved.

“We ran two open homes every week to ensure that we were providing as many opportunities to interested parties to view the property. In addition to this, we hosted private inspections and guided a number of interstate buyers through the potential of the property. Having both of us (including Niall’s Associate Ari Whisson) on site was also a great plus, as we had both of us at every open home. As always at Ray White, our digital marketing was seamless with great signage onsite – we ensured that we did absolutely everything that we could in pursuit of the best money for our client” says Niall.

Running a five week auction campaign with an average of four or five groups through each inspection across the campaign, come auction day the property was in a great position with about 30 buyers on the day.

“The auction strategy and its method of taking a price away put us in a great position. Bidding at the auction didn’t quite get to a level that the sellers were happy with on unconditional terms, but we were able to negotiate a deal late afternoon and early the next day at a price that they were stoked with – selling for $1,030,000. The buyer was an investor from Toowoomba, looking to use the property when seeking a beach getaway, but also interested in the property for the good investment returns it’ll provide’ says Niall.

With original motives similar to that of the new owner, the sellers of the apartment were thrilled by the sale. Having bought the property off the plan and as an investment, they now reaped the rewards of the current Sunshine Coast property market and are in a position to help their kids into their new homes, or to re-invest into a new property.
