A location rarity scooped up for $1.45 million!

It’s not every day a property like 37 Oogar Street pops onto the Sunshine Coast property market. Nestled between Maroochydore, Cotton Tree and Alexandra Headlands this beachside pocket has become increasingly sought after as demand skyrockets, but availability becomes few and far between. For the first time in 30 years, this property made it to market, showcasing its optimal dual occupancy, recent renovation and spacious living.

After renting the house through Ray White Maroochydore for the past couple of years, it was only fitting that the sellers turned to the sales team to manage the sale of their property. We can confidently say that following a seamless campaign and a successful auction day (selling under the hammer for $1.45 million), the sellers were nothing short of overjoyed by their decision.

We sat down with Ray White Maroochydore Real Estate Agents Natalie Tink and Mitch Sinclair to find out more on this location steal.

“The sellers are two brothers and the property was a family estate. They’ve been with us under property management for a few years now, and decided it was time to sell. It’s just a great property: dual living, recently renovated kitchen and bathroom, air conditioned in the main living spaces and the bedrooms. There’s 4 bedrooms, a large wrap-around balcony, fully fenced yard, with space to play, plus a great veggie garden.” says Mitch.

A house that’s well located, spacious and provides dual living offering, it was no surprise that come auction day, a healthy crowd filled out the property. 

“We knew that the quiet beachside location of the property would attract multiple interested parties. A great crowd turned up on the day with four registered bidders and some neighbors interested to see what it would sell for. Gone at $1.45million under the hammer, it was a fantastic auction. Everything went to plan – we couldn’t be happier with the outcome!” says Mitch.

Although a strong turn out on the day included some curious neighbors, the interest in the property started long before auction day, as this dynamic sales duo offered multiple inspections to interested parties who picked up the listing from far and wide.

“We hosted approximately 30 inspections across the campaign to multiple parties – and this interest was generated not only from the property and its features itself, but from our extensive marketing campaign that spanned across various channels. We applied a mix of marketing strategies: through traditional print media, as well as digital marketing across Realestate.com.au, the Ray White Maroochydore Real Estate  website, and our own social media channels to ensure a wide reach. A well thought-out marketing campaign always pays off.” says Mitch. 

And pay off it did! With both the buyer and the sellers all local businessmen, a common interest was the final piece in the puzzle, sealing the deal on this hard-to-come-by property. The transaction was mutually beneficial, with the buyer loving the beachside area and the sellers closing their family estate chapter. 

While it might not appear to be a grandiose finale for the property and the involved parties, it’s a beautiful reminder that if it feels right – then it is right!
