4 rules when preparing your home for sale

To ensure your property has the best chance of selling and getting the best price, it pays to work a little bit harder on the preparation. Here’s our tips.

Don’t trust your own judgment

You might think you know what to do to get your property ready for sale, but are the tasks on your list really going to help the property to sell? Ask your agent to provide you with some advice about what needs to be done. This will ensure you don’t spend too much on the changes and you focus on the areas that will bring in the most value. Our agents are very experienced in knowing what Buyers are and are not looking for, and it will also vary across property types and price points.

Less is always more

Nearly every home benefits from decluttering. Families accumulate ‘stuff’ at alarming rates and garages, cupboards and wardrobes are usually filled with things you’ve completely forgotten about and rarely use. Selling a property is a great time for a major cull and throw out. You want to create a feeling of space and illustrate a lifestyle that is appealing to buyers.

Dress the property for your buyer, not yourself

If the presentation of the property isn’t attractive to potential buyers, it will wreck the effectiveness of your marketing. Dress the property appropriately for its style and location. Renovate for a return

The rule of thumb is to make changes to your property that will give you ideally five times the return. The most effective ‘renovations’ include fresh coats of paint, polishing floor boards, recarpeting or freshening up kitchens and bathrooms with new benchtops, painting tiles, and adding new taps and cupboard handles.
